  • We know that first impressions matter. That’s why we provide tailored marketing for each property, using major online platforms, our website, and social media to reach the right tenants. Each property is also staged to ensure it looks its best, helping to attract the right tenants quickly.

    We regularly update marketing photos to ensure they accurately reflect the property, no outdated images from years ago! Our goal is to show each home at its best, attracting tenants who will value and care for it.

    Once interest is generated, we handle tenant sourcing, thorough referencing, and guarantor checks, ensuring only reliable tenants move in. We also take care of preparing tenancy agreements, securing deposits, and managing all move-in administration, giving you a smooth, stress-free process from start to finish.

  • Keeping your HMO compliant and safe is one of our top priorities. At GEM Homes, we take a hands-on approach to licence and compliance management, including fire safety, gas and electrical certificates, and all other legal requirements. You can rest assured that your property meets current regulations at all times.

    We conduct regular inspections and property health checks to identify potential issues early, ensuring both tenants’ safety and the longevity of your investment. This proactive approach helps prevent costly repairs and reduces the risk of compliance breaches.

    In addition, we handle fire alarm and safety testing personally, so every system is up-to-date and fully operational. By combining thorough compliance with ongoing care, we create a safe, secure, and well-maintained home that tenants can trust.

    Our service includes detailed end-of-tenancy check-outs, ensuring the property is left in good condition and that any issues are addressed promptly. We handle deposit returns fairly and transparently, minimising disputes and maintaining good tenant relationships.

    We also make sure the property is ready for new tenants as quickly as possible, coordinating cleaning, maintenance, and any necessary upgrades. By staying proactive and organised, we keep void periods to a minimum and ensure your property continues to perform year-round.

Our Story

GEM Homes was founded by Greg and Emma, two landlords who know firsthand what it takes to run successful rental properties. Over the years, we’ve not only owned and managed our own properties but also worked within the lettings industry. That gave us a unique perspective: we’ve seen what landlords really value in a management service, and what they don’t.

What we discovered is that too often, landlords feel like just another number in a large portfolio. That’s why we set out to create something different: a family-run, bespoke management service that treats every property with the same care and attention we give to our own homes.

Our approach is simple, deliver the kind of 5-star treatment we’d expect ourselves. That means clear communication, proactive management, and a focus on building long-term, positive relationships with both landlords and tenants.

And yes, the name GEM isn’t just about offering a “hidden gem” of a service. It also comes from us: Greg + Emma = GEM. A little personal touch that reflects the heart we put into everything we do.
