Tenancy Set-Up Fee
In addition to our management fee, a one-off tenancy set-up fee applies. This covers:
Time spent travelling and conducting viewings
Tenant referencing and onboarding
Tenancy agreement preparation
Check-in and inventory
Deposit collection and management
Ongoing tenant communication
Marketing and property promotion
This fee also represents an investment in the long-term performance of your property. We review every HMO annually to ensure it remains attractive, up-to-date, and performing at its best.
Fee guide:
1–2 Bedroom Flat: £100–£250
3–4 Bedroom House: £200–£350
5–6 Bedroom House: £300–£500
7+ Bedroom House: £350–£600
Exact fee depends on property size and complexity.
Management Fee:
12% of the gross rent collected.
